Staymandu Property Management Agreement


Scope of Services
Staymandu (the “Company”) acts as an authorized manager for the Property Owner (the “Owner”). Our services include tenant vetting, rent collection via localized gateways (eSewa, Khalti, Fonepay), and maintenance through our in-house team of professionals.

Rent Collection & Disbursement
The Staymandu Guarantee: The Company shall ensure that rental income is disbursed to the Owner by the 5th day of each month (Bikram Sambat), provided the tenant has remitted payment.
TDS Compliance: Pursuant to the Income Tax Act 2058, Staymandu will assist in the calculation and deduction of the applicable Rental TDS (typically 10% for commercial) to be deposited with the local Ward Office or Internal Revenue Office (IRO).

Maintenance & “Property Stewardship”
In-House Repairs: Maintenance requests are handled by Staymandu’s salaried electricians and plumbers.
Emergency Response: We commit to a 2-hour response time for critical issues (burst pipes, electrical hazards).
Approval Threshold: For non-emergency repairs exceeding NPR 5,000, Staymandu must obtain written (digital) approval from the Owner before proceeding.
“Our Own House” Rule: We conduct quarterly 20-point inspections to ensure the property remains in peak condition.

Tenant Vetting & Compliance
KYC Documentation: Staymandu shall collect and verify copies of Citizenship Certificates or Passports for all tenants.
Legal Formalities: In accordance with the Civil Code 2074, any rental agreement with a monthly value exceeding NPR 20,000 must be executed in writing. Agreements exceeding NPR 50,000 will be registered/attested at the Ward Office (Lalitpur Metropolitan City).

Security Deposits
Staymandu shall hold a security deposit (typically 1 month’s rent) in a dedicated ledger. This deposit is refundable upon move-out, minus any documented deductions for damages beyond normal wear and tear, as verified by our final inspection report.

Termination of Agreement
By Owner: The Owner may terminate this management agreement by providing 35 days’ written notice.
By Staymandu: Staymandu reserves the right to terminate the agreement if the property is found to be unsafe, violates local zoning laws, or if the Owner consistently refuses critical safety repairs

Dispute Resolution & Jurisdiction
Any disputes arising from this agreement shall first be attempted to be resolved via mutual mediation. If unresolved, the matter shall be subject to the jurisdiction of the Lalitpur District Court or the Consumer Court in accordance with the Consumer Protection Act, 2076.
